We manufacture four standard garden rooms, 14'x9' plus 3' canopy, 18'x9' plus 3' canopy, 14'x12' plus 4' canopy and 18'x12' plus 4' canopy, other sizes are available on request. All of our garden rooms and summer houses have the option of adding a larger 6' canopy.

In most cases our garden rooms and summer houses will not require planning permission. All of our timber buildings are erected on site to your exact specifications. Our garden rooms and summer houses come complete with the finest tanalised treated timbers, refined french doors with brass fittings and flawless windows.
Garden Room and Summer House Specifications
All timbers used to manufacture our garden rooms apart from OS board, are Tanalised C.C treated.
Height: 7'4" (2235mm) eaves height when erected on a single course of holed engineering brick - 9'4" (2845mm) ridge height.
Frontage: 3',4' or 6' verandah with 4" x 4" (100mm x 100mm) prepared support posts, arched bracing and 3' (750mm) high, prepared CLS framing set @ 24" (600mm) centres.
Framing: 2"x4" (50x100mm) prepared CLS framing set @ 24" (600mm) centres.

Internal Lining: All internal walls are lined with Sisalkraft bitumen lining paper.
Cladding: 6" (150mm) shiplap cladding from selected timber.
Roof Timbers: (Purlins) 2" x 4" (50mm x 125mm) prepared CLS purlins set @ 18" (457mm) centres fixed onto pre-fabricated joist hangers.
Roof Lining: 3/4" (18mm) orientated strand board (OSB) roof lining.
Roof: Square butt felt roofing shingles finished in two tone red or slate grey.
Windows: 3 x two-light joinery made casement windows 4' wide x 3' 6" high (1200mm x 1050mm) one half opening, windows are not glazed.
French Doors: 4' wide x 6' 6" high (1200mm x 1980mm) joinery made french casement doors in external frame, fitted with rebated lock and brass handles, doors are not glazed.
Rainwater Protector: uPVC fitted behind the cladding which overhangs the course of bricks, preventing rainwater penetrating between the sole plate brickwork.
Gutters: 4" (100mm) black half round gutters and down pipes fitted to front and rear.
Gable Ends:Gable ends are fitted with barge boards and points.
Bolting Down: 1/2" (12mm) Hilti plated steel para bolts fixing building to base (2 per 12' wall).
